A dark, closed-in clapboard century home opened up with a double-height rear addition, a new kitchen and a 20-foot run of glazing to the back yard.
A 1920s clapboard cottage with a dark, disconnected kitchen at the back and a laundry room that had been added at some point without a permit. The owners wanted one open living space that actually connected to the garden, and they wanted to stay in the house while it happened.
Once we opened the floor we found the original floor joists had rot through about thirteen feet of their length, and the unpermitted laundry slab was sitting directly over the sewer junction. Both were priced as a written variation and approved within a day, which is the only reason the schedule did not slip.
Demolished the rear third of the cottage, poured new footings clear of the sewer, and framed a double-height addition with a steel ridge beam so the ceiling could open up without a visible post. The tie-in was detailed so the new ceiling meets the original at a deliberate shadow line rather than a patched joint.
Sixteen weeks on site, finished on the contract date. The family stayed in the front of the house for the whole build with a working kitchen for all but nine days.
