What building in St Margarets Bay actually involves
St Margarets Bay brings together two things most builders spec generically: real salt exposure and real wind load. Get either wrong and it shows up as corroded fixings and lifted shingles after the first serious nor'easter.
So we plan for both up front. Fasteners, flashing and cladding are specified for the actual exposure of your site — stainless where it needs to be stainless, not galvanised because it is cheaper — and roof and wall assemblies are detailed for the wind pressures this coastline genuinely sees. Fiona was not a hundred-year event, and we no longer build as though it was.
Wells and on-site septic are the other difference from town. Both affect where you can put a foundation and both need to be resolved before we can give you a fixed price, so we do that assessment during the estimate.
