We also expect to find things. Knob-and-tube wiring, rot in the sills where the porch meets the foundation, and shallow bedrock exactly where the new footings want to go. We look for those during the estimate rather than discovering them in week six.

Heritage matters here. In areas like Schmidtville and the Old South Suburb, exterior changes go through review, and we build that timeline into the schedule instead of treating it as a surprise.
