Custom Two-Storey New Build
A custom build on a sloping lot over shallow bedrock. Four bedrooms, a double garage and a south-facing living wing to capture winter sun.

- 11 months
New Builds
From vacant block to keys in hand.
Custom new home construction and teardown rebuilds. We build to architect documentation or coordinate the design ourselves, and we manage every consultant, inspector and trade through to occupancy permit.
A new home is the one project where every decision compounds. Get the site assessment, the slab design and the orientation right and the house works for thirty years. Get them wrong and you spend those thirty years paying for it in heating bills, cracked drywall and rooms nobody uses.
We build from a locked, fully documented set of drawings, which is the single biggest predictor of whether a new build finishes on budget. Where a client comes to us with concept sketches instead, we do the documentation properly first. It feels slower for a few weeks and it saves months.
You get one supervisor for the whole build, a schedule with real stage dates, and weekly photo updates so you can see the frame going up even if you are living out of province.
How it runs
The same sequence on every job, so you always know what happens next.
Soil classification, slope, services, sewer and setbacks — we find the constraints before you commit.
We work to your architect or bring in ours, and we value-manage the design before it is priced.
Development permit, building permit and all consultant reports coordinated by us.
Slab, frame, roof, lock-up, fit-out — each stage inspected and signed off, with fixed progress claims.
Occupancy permit, full warranty pack, and a 12-month warranty period.
Client feedback
Averaging 5.0 out of 5 across 1 reviews. These are unedited, and we have not cherry-picked the short ones.
Eleven months on a sloping lot with bedrock two feet down, and they hit the handover date they gave us at contract signing. Our architect said it was the cleanest site he had worked with in years.
