Builders in Bedford & Sackville

Bedford, Hammonds Plains and Sackville are where we do most of our new construction and our biggest additions. Lots are larger, the housing stock is newer, and clients are generally adding significant space rather than reworking a small footprint.

Bedrock is the thing most commonly underestimated. Much of this area sits on shallow granite and slate, and a basement or footing that needs blasting is a materially different price than one that needs excavation. Blasting also requires permits, notification and a pre-blast survey of neighbouring homes. We get a test pit done before we price a new build, because this is the single most common reason a project here runs over budget.

Slope matters too. A three-metre fall across a lot means engineered retaining and a stepped foundation, designed and priced before contract rather than discovered after.

For new builds we work from a locked, fully documented drawing set. Where clients arrive with concept sketches, we finish the documentation first — it feels slower for a few weeks and it saves months.
